A real estate appraisal can be an important professional service during a divorce proceeding. A martial property may be part of the martial estate and subject to division among the spouses. In some cases, the home is one of the largest joint assets a couple has acquired and will need to be addressed during a divorce. Having a residential appraisal, which credibility states the value from a third--party perspective, is important. An appraisal of your property is often recommended by attorneys to ensure fair division in negotiations, mediation, or court. Some people may try to avoid paying for a full appraisals by using a Comparative Market Analysis (CMA) performed by a licensed realtor, agent, or broker, or rely on the appraisal done by a bank during a previous refinance. None of these options give an accurate valuation of your property. Only a current property appraisal from a licensed or certified appraiser will hold up in court during a divorce.
